Purchase Perspective

We’re out in Leawood, and we’re taking a look at a home that has sat vacant for the last four and a half years. It’s an estate home. We get calls from people all over the city for all types of reasons including probates, estate homes, distress channels, people that need to sell fast, people that are downsizing. But this one just happens to be sitting in an estate for quite a while, so it’s in pretty rough shape. But we’re taking a look at it from a couple different perspectives on the creative real estate side. But the one perspective we will be focusing on today is a purchase perspective. We will take a look at the home and assess it, working with some of our rehab crews. Today we would just assess the area, and walk through the home with our lead contractor over here with us.

Assess Potential Value

We have KC Pier in the basement, assessing the foundation that does have some existing, older 70’s foundation work, so we’re reassessing that to ultimately see what needs to be addressed. This house is a complete rehab, so it is a frame up restoration, if we were to end up working with this house. We are in direct contact with the owner, so we’ll see how that goes. But it’s in a beautiful part of Leawood Kansas, it’s close to a million property when it’s all said and done, and we get calls from all levels of houses, and this home just happens to be one of the larger projects that could potentially bring a substantial amount of money to you as an investor! So for now, we’re going to take a look at it, assess the potential value for this house, see what we can do!
